Terms and Conditions

These Terms and Conditions (“Terms”) govern the rental agreements between tenants (“you” or “tenant”) and Real Estate & Property LTD (“we,” “us,” or “our”). By entering into a rental agreement, you agree to comply with these Terms.


1. Security Deposit

1.1. A security deposit equivalent to one month’s rent is required for all rentals.
1.2. A refundable pet deposit of €250 per pet is required if pets are included in the rental.
1.3. The security deposit is used to cover damages beyond normal wear and tear.
1.4. Refunds for security deposits will be processed within 10 days after check-out following an inspection of the property.


2. Utilities and Cleaning Fee

2.1. Utilities are included in the rental price and cover water, electricity, gas, heating, Wi-Fi, sewage, bi-weekly cleaning, and maintenance services.
2.2. A one-time, non-refundable cleaning fee (up to €200 depending on property size and furnishings) applies to all rentals.
2.3. Additional cleaning required due to excessive dirtiness will be deducted from the security deposit.


3. Lease Termination

3.1. Tenants may terminate their rental agreement early by providing at least 45 days’ notice.
3.2. Landlords may terminate the lease for the following reasons:

  • Non-payment for 30 days past the due date.
  • Breach of rental contract terms.
  • Excessive damage to the property.
  • Use of the property for purposes other than those stated in the rental contract.
  • Illegal activities, including drug use on the property.

4. Pets and Smoking

4.1. Pets are allowed, but a refundable pet deposit of €250 per pet is required.
4.2. Smoking is strictly prohibited inside the property. Smoking is permitted only in balconies, terraces, or outdoor spaces if available.


5. Subletting and Occupancy

5.1. Subletting the property is not permitted.
5.2. The maximum number of occupants is specified in the rental contract or property description and must not be exceeded.


6. Check-In and Check-Out

6.1. Check-out time is 11 AM. Failure to check out on time will result in a charge equivalent to one night’s rental rate.
6.2. An inspection will be conducted after check-out, and security deposit refunds will be processed within 10 days.


7. Payments and Late Fees

7.1. Rent payments must be made via bank transfer directly to the landlord.
7.2. Late payments incur a charge of 3% of the rent amount per day past the due date.


8. Cancellations

8.1. Cancellations made more than 30 days before the check-in date qualify for a full refund.
8.2. Cancellations made with fewer than 30 days before the check-in date are non-refundable.


9. Force Majeure

9.1. Either party may cancel the rental agreement without penalty if an event of Force Majeure occurs that makes it impossible to fulfill the contract. Force Majeure includes but is not limited to:

  • Natural disasters (e.g., earthquakes, floods, hurricanes).
  • Government actions (e.g., travel restrictions, lockdowns).
  • Acts of war, terrorism, or civil unrest.
  • Epidemics, pandemics, or public health emergencies.
    9.2. Tenants must notify us as soon as possible if they are affected by a Force Majeure event and provide supporting evidence. Refunds or rescheduling will be addressed on a case-by-case basis.

10. Property Use and Maintenance

10.1. Full maintenance services are included, but tenants are encouraged to report issues promptly.
10.2. Tenants may not:

  • Drill into walls or make structural changes.
  • Install electrical appliances without the landlord’s approval.
    10.3. Minor repairs may be carried out by tenants if they choose to do so.

11. Issue Resolution and Emergencies

11.1. Non-emergency issues are typically resolved within 48 to 72 hours, depending on complexity.
11.2. Emergency issues, such as flooding or lockouts, will be addressed within 24 hours, including weekends and holidays.


12. Insurance

12.1. Tenants are advised to obtain renter’s insurance for personal belongings, as the landlord’s insurance does not cover tenant property.


13. Guest Policy

13.1. Guests are allowed, but tenants must notify us of any guest staying longer than 14 days and provide their identity information.


14. Liability Waiver

14.1. The rental agreement includes waivers stating tenants are responsible for their belongings and the landlord is not liable for theft or damage to tenant property.


15. Amendments

15.1. We reserve the right to amend these Terms at any time. Tenants will be notified of significant changes.
